West Villages, FL— Exceeding sales from the previous year by 13 percent, West Villages Florida once again made a mark on the list of top U.S. Master-Planned Communities – cementing a position among elite master-planned communities across the country. During 2018, West Villages Florida sold 1,108 homes – 116 more home sales than the previous year – landing the community on the coveted national report published by industry leader John Burns Real Estate Consulting.

Completion of the new state-of-the-art Atlanta Braves Spring Training Facility in West Villages Florida and the West Villages Marketplace are projected to accelerate growth within West Villages Florida into 2019 and beyond.

CoolToday Park

The Atlanta Braves Spring Training Facility is rapidly nearing completion and will serve as a venue for residents, community members and visitors to enjoy America’s pastime as well as many other community events.

West Villages Marketplace

The West Villages Marketplace groundbreaking kicked off construction of the 105,000 square-foot Publix-anchored shopping center, which will feature a mix of regional, local and national service providers and restaurants, offering many conveniences for residents and visitors.

Welcome Center

The West Villages Welcome Center is scheduled to open in late 2019. Visitors will be able to enjoy a gourmet coffee, tea or cold beverage while learning about the various West Villages builders, home options, community amenities, activities, parks, retail nodes and other community features.

Town Center

West Villages Florida is in the design phase for a Town Center, a unique retail destination that integrates culinary experiences, entertainment and boutiques with waterfront experiences, public spaces and residential. Infrastructure

A new Waste Water Treatment Plant will be completed in January 2020, adding critical infrastructure to meet the growing residential and commercial demands of West Villages Florida. Reclaimed water (or highly treated wastewater) from the plant will also be used for irrigation across West Villages Florida for both commercial and residential properties.

Two new major roadways – Preto Boulevard and Playmore Road – will connect various parts of the community, eventually extending as new home sites are developed.

A new traffic signal is being installed at the intersection of West Villages Parkway and S. Tamiami Trail. Additional improvements and modifications will upgrade driver and pedestrian experiences.

Parks

Blue Heron Park, the first of several West Villages Improvement District parks planned for West Villages, opened November 2018. The 33-acre park includes two miles of trails, benches for relaxation and two dog parks with shade structures and water stations.

Residential Community Growth

The Preserve, by D.R. Horton, has started construction on a new phase within its gated community.

Renaissance, by Mattamy Homes, is celebrating the grand opening of its new clubhouse and amenity center, offering residents room to relax or partake in an array of activities. Renaissance is also beginning to develop a new phase within the neighborhood.

FDOT Approves New Traffic Light to Support West Villages Florida Growth

West Villages, Fla. — The Florida Department of Transportation has approved a permit for a new traffic signal at the intersection of West Villages Parkway and South Tamiami Trail (U.S. 41).
Intersection improvements and work on the new traffic signal will begin immediately, and the project is expected to be complete in the first quarter of 2019. Additional improvements include modified and additional turn lanes, updated pedestrian crosswalks and new paving. The new traffic signal falls almost at the halfway point of a four-mile stretch of Tamiami Trail with no lights.
“Road infrastructure is a vital part of developing a master-planned community of this size and this is an important step for our projected growth,” said West Villages President Paul Erhardt. “Our roadways have been thoughtfully planned to accommodate existing and future residential and commercial growth and to support traffic changes – including new visitors to the Atlanta Braves Stadium.”
In addition to helping Braves fans access the new training complex, the new signal also will support traffic for the planned West Villages Marketplace, which will be at the southwest quadrant of the intersection. The Braves open the team’s new stadium and training complex with the last game of the 2019 Spring Training season on March 24 against the Tampa Bay Rays.
Traffic along Tamiami Trail will continue to grow as West Villages continues its residential and commercial development. The fifth fastest-selling community in the United States, West Villages has seven communities being built by eight of the country’s most renown homebuilders and has broken sales records almost every month this year.
Construction has begun on a traffic light across from Gran Paradiso and Island Walk in West Villages, to accommodate the activity in those dynamic communities. They project completion in the fourth quarter of 2018. West Villages sold 70 homes in September, capping a third-quarter sales record of 258 homes. So far this year, West Villages has sold 907 homes.

West Villages Florida Enjoys Strong July Sales

West Villages, FL — Sales of new homes in West Villages Florida continue to set records, selling 103 homes in July, a 28 percent increase over July 2017. For the year, there are 752 sales, a 27 percent increase over the same period in 2017.
“People continue to want to live in this area because of our location near important services and entertainment in a new community,” said West Villages President Paul Erhardt. “They embrace our vision for creating a place with a sense of community, connectivity, inspiration and wellness.”
The Atlanta Braves Spring Training Stadium continues on schedule. The team marked a significant milestone with the “Topping Off” event on July 20. This marked the placement of the highest steel beam in the stadium.
To mark the accomplishment, the crew placed an American Flag along with a tree on the beam. The tree signifies the life of the project. They chose a grapefruit tree, as the Braves play in the Grapefruit League.
The Atlanta Braves play their last game of the 2019 Spring Training season in this stadium in March 2019. The stadium will be open throughout the year to host extended Spring Training, athletes in rehabilitation, public and private events and festivals and a variety of sports competitions.
In September, West Villages will announce details of the new 105,000 Square Foot Marketplace.

West Villages Florida Ranks In Top 5 U.S. Master-Planned Communities by RCLCO

West Villages, FL — West Villages Florida, a 15,000-acre master-planned community in Sarasota County, Florida has again been named among the fastest selling Master-Planned Communities in the United States.

For 24 years, RCLCO Real Estate Advisors, a leading quantitative analytics firm for real estate developers, investors and the public sector, has conducted a national survey identifying the top-selling Master-Planned Communities. RCLCO has listed West Villages as the 5th fastest selling community for the first half of 2018 with 649 homes sold at the midway point, which marks a 23 percent jump from the first six months of 2017. The ranking of top communities is based on total home sales as reported by each individual community.

New home sales in West Villages Florida in June marked the sixth consecutive month of record-breaking numbers. The seven neighborhoods within West Villages sold a combined 303 homes in the second quarter, marking a 25 percent increase over the same period last year. Part of the sales jump can be attributed to the three new communities in West Villages that have opened since August of last year: Renaissance by Mattamy Homes, The Preserve by D.R. Horton and Oasis by M/I Homes. These three new communities have sold more than 115 homes already since January 1.

“Sales in West Villages remain strong due to continued demand for new homes from both local Florida buyers and those from outside the market, including the Midwest and Northeast. We are seeing high numbers of visits to the community and they are converting to sales when they see the construction quality and the location. New West Villages Florida Wastewater Treatment Plant Supporting Residential and Commercial Growth

West Villages, FL — A new Wastewater Treatment Plant in West Villages Florida will add critical infrastructure to meet the demands of one of the top 5 fastest selling master-planned communities in the United States including its future residential and commercial needs.

West Villages Florida, along with the City of North Port and the West Villages Improvement District (WVID) celebrated the groundbreaking for the new Wastewater Treatment Plant this week. The $45 million facility is financed primarily by the developer and secondarily by the WVID. When complete in January of 2020, the facility will be handed over to the City of North Port for operations.

“This is an important milestone for West Villages,” said Paul Erhardt, President of West Villages Florida. “This infrastructure will enable us to complete West Villages Florida’s residential and commercial components for the entire 15,500 acre project.”

The plant was designed by Kimley Horn and is being built by Garney Construction, which specializes in water plants. It is designed to similar specifications as North Port’s existing wastewater treatment plant, which was built about 10 years ago so that the same staff can operate both of the facilities with only minimal new training.

Reclaimed water (or highly treated wastewater) from the plant will be used for irrigation across West Villages for both commercial and residential properties.

West Villages is designing and building the treatment plant with an initial 2 million-cubic-gallon-a-day capacity. The plant is being designed modularly so it can be expanded in increments of 2 million gallons as the community grows. With the infrastructure already in place, future expansion will be less expensive.
