A Tampa developer intends to build its second townhome project between Fruitville Road and Main Street.
Icon Residential filed plans with the city this week to develop 32 townhouse units on property just west of where it has a 37-townhome project underway.
The new project, called 1st and Audubon Townhomes, reflects how residential developers are moving east from the profusion of development around the downtown business and Rosemary districts, and how that may help revitalize another part of the city.
The nearly 1.7-acre site is now home to a vacant two-story, 13-unit apartment building. It is located just south of 1st Street between East Avenue and Audubon Place. Icon has a contract to purchase the property, which involves seven parcels.
The homes will average between 2,250 square feet and 2,650 square feet, with a two-car attached garage for each residence, the company said. All units will have rooftop terraces, according to plans filed with the city.
“The proposed building design will be a New Urbanist style, three-story walk-up buildings,” the company said. “The perimeter units will front public streets with minimal setbacks and will have direct connections to public sidewalks.”
Development of the property was first proposed in 2015 but later dropped, Icon said. The developer estimates a $9.3 million construction value.
Icon is already building 37 townhomes along School Avenue, just west of the Kane Plaza building. That project, initially named School Ave Townhomes, is now called Artisan on Main. Units are priced starting in the $500,000s.
To the north on the other side of Fruitville, Harvey Vengroff plans a 393-unit affordable housing rental complex.
In the Rosemary District on Cocoanut Avenue, Icon is building a 30-townhome project called Valencia that also is priced from the $500,000s.
